Lease contract for furnished flat

The second party has rented the furnished flat no. 5 in property no. 83 existing in: …… St. on ……………. From the first party.
And this is under the following conditions:
First: The period of this contract starts on .............and ends on ............... And it can be renewed after the consent of the lessor by writing new contracts that specify the period of the new lease. Both parties shall commit to notice each other at least fifteen days before emptying or renting the flat and this contract shall be considered cancelled on the expiry date of the contract specified above.
Second: LESSEE hereby declares he has taken over the leased flat free of any damage of defect. And the lessee is personally responsible for the inventories of the place mentioned herein and he undertakes to safe keep it and deliver same intact at the end of the lease period.
Third: The two parties have agreed to fix the monthly rental of the leased flat at (.....) only two hundred pounds paid in advance with a receipt signed by the first party. And the lessee shall also pay (.....) as insurance which will be only returned after emptying the flat free of any damages.
Fourth: Should LESSEE wish to leave the leased premises prior to end of the contract period, he is committed to leave the flat for its owner and he has no right in any way to sublease the place mentioned herein to others even if they were his closest relatives.
Fifth: It’s agreed between the two parties that the lessor will open the flat mentioned herein without going to judiciary and this after knowing that the lessee has left the Egyptian lands without noticing the lessor or he no longer comes to the flat for any reason.
Sixth: The lessee doesn’t have the right to use the flat mentioned herein in deeds that oppose the applicable laws and regulations in Arab Republic of Egypt and in case he does so, this contract shall be considered cancelled and the lessee has to leave the flat immediately.
Seventh: The consumption of electricity, gas and water and the usage of the phone is on the expense of the second party during the period of leasing the flat and it’s agreed that the calculations of the expenses shall be according to the readings of the electric and water meters.
Eighth: The first party has to pay all the debts on the flat like electricity, Telephone and water bills before writing this contract and he shall be committed to pay this.
Ninth: The lessee shall agree to let new lessees to view the flat in proper times during the week before the end of the contract period.
Tenth: Anyone who will violate the terms of this contract will be committed to pay ………….. EGP as compensation.
Eleventh: This contract has been written in two copies and each party has taken one copy.
Twelfth: In case of violating the terms of the contract, an amount of ……….. EGP shall be paid as compensation.
